Coverage & Risk Categories

Development / Construction Phase

Construction All Risks (CAR) / Erection All Risks (EAR)

  • Covers damage to works, plant, equipment, and materials during construction.
  • Includes testing and commissioning.

Delay in Start-Up (DSU) / Advanced Loss of Profits (ALOP)

  • Covers lost revenue/profit if project completion is delayed by an insured event (e.g., fire during construction).

Third-Party Liability (Public Liability during construction)

  • Covers injury or property damage to third parties arising from construction activities.

Contractors’ Plant & Equipment Insurance

Operational Phase

Property Damage / All‑Risks Insurance

Covers the data centre building, fit-out, MEP plant, and IT equipment (e.g., COUs and GPUs if owned). Can include accidental damage, fire, flood, and natural catastrophe.

Business Interruption (BI)

  • Covers loss of revenue and extra expense if operations are disrupted due to insured property damage.
  • Can be extended for service interruption from utilities (power, telecoms, water).

Machinery Breakdown / Equipment Breakdown

  • Covers failure of critical MEP infrastructure: UPS, chillers, transformers, generators.

General Liability (Public Liability)

  • Protects against third‑party claims for bodily injury or property damage.

Product Liability (if providing services/equipment to clients)

  • Covers liability arising from supplied services or hardware.

Professional Indemnity / Technology Errors & Omissions

  • Coverage for claims from customers for failure of data centre services (e.g., downtime due to negligence).

Cyber Insurance

  • Covers breaches of customer or internal data, and ransomware.
  • Network business interruption due to cyberattacks.
